Everything in the portfolio

Property management with the building, the lease and the money on one record

No spreadsheet of cheques beside a folder of contracts beside an inbox of repair requests. Every unit knows its tenant, its contract, its cheques, its documents and its repairs, and every change keeps a history of who made it and why.

Buildings, units & rate cards

Every building with its plot or title-deed number, floors and map pin, and every unit with bedrooms, area, parking and market rent. A rate card per building fills in rent, deposit and commission on each new contract.

Every plan

Tenancy contracts, Ejari-ready

Draft, active, renewal due, renewed or vacated. The registration field names the right registry for the emirate: Ejari in Dubai, Tawtheeq in Abu Dhabi. A renewal links to the contract it replaces.

Every plan

Rent schedules & post-dated cheques

Enter the annual rent and the number of cheques and the schedule is built. Record the chequebook once and every cheque number follows. Part payments, bounced cheques and waivers, each with its own receipt.

Every plan

Tenants reminded before the cheque

Tenants get an email or WhatsApp reminder 14, 7, 3 and 1 days before each cheque is presented, quoting the cheque number, so a bounce is far less likely to surprise anyone.

Every plan

Maintenance with proof

Requests from Low to Emergency, work orders to a contractor or your own technician, before-and-after photos, a signature at the door and a PDF completion sheet. Every job records who pays: owner, tenant or agency.

Every plan

A document vault that warns you

Title deeds, permits, NOCs, DEWA and SEWA connections, insurance and drawings, each with an expiry date. A daily digest warns you 90, 60, 30, 14, 7, 3 and 1 days before anything lapses.

Leasing, start to finish

A lease is booked, signed, renewed and handed back properly

From the booking fee that takes a unit off the market to the keys coming back, every step of a tenancy is a step in the app, with the deposit, the snags and the paperwork settled on the way.

  • Book a unit before the contract. A booking fee takes it off the market and is later applied to the rent, the deposit or the commission.
  • Renew without retyping. A renewal is a new contract linked to the old one, so a tenant's history reads in one line.
  • Rent increases, announced properly. Set the rule, preview who it reaches and what each would pay, then print a bilingual A4 notice per tenant or send it by email or WhatsApp. Notices later than the 90-day RERA deadline are flagged.
  • A landlord's memo beside the notices. The same ticked tenancies, subtotalled by building, with the old and new rent roll side by side.
  • Hand-back done in one step. Premises visit, snags priced and settled, utility clearances and keys returned. Completing it closes the contract, settles the deposit and frees the unit.
  • Nothing changes quietly. Editing a live contract asks for a written reason, and every record keeps a history of who changed what, from which device and why.
Owners & portals

Owners paid on what was collected, and able to see it themselves

Management companies answer the same two questions all month: what did my unit earn, and when will I be paid. The statement answers the first, the portal answers the second.

  • Co-ownership to four decimals. Shares must add up to 100% and carry dates, so a building sold mid-year is split correctly.
  • Owner statements from rent actually collected, not rent that was merely due, after the owner's share, your management fee and any maintenance charged to them.
  • Preview, issue, pay. A statement is frozen once issued, printed as a PDF, and marked paid when the payout goes.
  • A landlord portal where owners see their own properties and read their statements, so they stop phoning to ask.
  • A tenant portal where tenants see their lease, report a fault and confirm the repair is done.
For brokerages

From the first enquiry to the signed deal

The listing, the lead, the viewing and the deal live on the same records as the units and the owners, so a won rental becomes a tenancy and a won sale changes the owner without anybody keying it twice.

  • Listings for sale and rent, from draft to published, under offer, reserved and closed.
  • Leads that do not slip. Budget, bedrooms wanted and a next follow-up date on every lead, and a duplicate check that also finds existing tenants and owners.
  • Viewings booked and their outcomes recorded, so the next agent knows what the client already saw.
  • Deals with commission. A won rental becomes a tenancy and a won sale becomes a change of ownership, without anyone keying it twice.
  • A listing feed for the portals. A secure XML feed that property portals such as Property Finder and Bayut can collect on a schedule.
  • The broker app. Leads, viewings and deals on the phone, with photos and the signature at the door.
One product, four kinds of firm

It asks what kind of firm you are, and shapes itself to it

Setup asks whether you own, manage, broker or build, and recommends the modules that fit. A mixed firm ticks more than one. It is a recommendation, never a lock: anything else on your licence is a tick away.

Landlords

You own what you rent out. Units, tenants, contracts, rent and cheques, maintenance and documents, without owner payouts you do not need, because the rent is already yours.

Starter fits

Property management

You manage for other owners. Everything a landlord has, plus owner statements and payouts after your management fee, and portals where tenants and owners serve themselves.

Pro fits

Brokerages

You sell and let other people's property. Listings, leads, viewings and deals with commission, a listing feed for the portals, and the broker app in your agents' pockets.

Enterprise fits

Developers

You build, then sell or lease. A registry of what you have built, listings, deals and the paperwork vault, with reports on what has sold and what is left.

Pro fits
Accounting, when you want it

Works alone, and keeps the books when ISSULOGIX Books is beside it

Properties keeps its own rent and owner records, so a brokerage does not need an accounting package to start. Add ISSULOGIX Books and the money posts itself.

  • Rent becomes a tax invoice. Each rent payment is posted to ISSULOGIX Books as an invoice with its receipt; a voided receipt becomes a credit note.
  • VAT the UAE way. Residential rent is exempt; commercial units and standalone parking are standard-rated, without anyone choosing per line.
  • Owner payouts as supplier payments, so the bank reconciliation in Books matches what the owners were paid.
  • Agent or principal, asked once. Your firm's role decides how rent is accounted for, and nothing posts until it is answered.
Pricing

Priced per firm, not per agent

Most property software charges for every user and every unit, with a minimum invoice on top. ISSULOGIX Properties is one monthly price for your firm, with the users, branches and units each plan includes. Annual is simply twelve months billed at once.

We run the server. Nothing to install, nothing to back up, and the price already covers the hosting — the figure you see is the whole bill.

Questions

The things property firms actually ask

Does it handle Ejari and Tawtheeq?
Each tenancy contract carries its registration number, and the field names the right registry for the building's emirate: Ejari in Dubai, Tawtheeq in Abu Dhabi and the municipality elsewhere. Registration itself is still done on the government system.
Can I track post-dated rent cheques?
Yes. Enter the annual rent and the number of cheques and the schedule is built; record the chequebook once and every cheque number follows. Part payments, bounced cheques and waivers each keep their own record, and tenants are reminded by email or WhatsApp 14, 7, 3 and 1 days before each cheque.
Is it available in Arabic?
Yes. Every screen works in English and Arabic, building names can be translated into Arabic as proper names, and the rent increase notice prints in both languages on one page.
Does it publish to Property Finder and Bayut?
Enterprise includes a secure XML listing feed that property portals collect on a schedule. Each portal account is mapped to the feed once, when you open it, and we help with that step.
Do I need separate accounting software?
No. Properties keeps its own rent and owner records. If you also run ISSULOGIX Books, rent becomes tax invoices, voided receipts become credit notes and owner payouts become supplier payments, with UAE VAT applied correctly.
What is the difference between self-hosted and vendor-hosted?
Vendor-hosted means we run the server: nothing to install, and the price covers the hosting. Self-hosted means it runs on your own server and you look after the hosting and backups, so it costs less. The features are the same either way.
Can tenants and owners log in?
On Pro and Enterprise. Tenants see their lease, report a fault and confirm the repair; owners see their own properties and read their statements. You grant, change or remove each person's access.
Who can see the money?
Money figures on the dashboard are shown only to the owner of the account, and only the owner can add buildings, units, landlords and tenants. Staff work inside the permissions you give them, and every record keeps a history of who did what.
